Main purpose and scope of the job:

The role will be wide and varied, including contributing to Connexus Housing Limited profit for purpose ethos of an expanding speculative housing offer through Floreat Homes. The post holder will be expected to deliver ambitious sales targets and contribute to creative and innovative thinking on how to achieve these targets.

 

Principal Duties and Responsibilities: 

 

  • Reporting to the Senior Manager you will have responsibility for the sales process initially at Radbrook Village, Shrewsbury and then other sales programmes as directed.
  • You are required to work with the internal members of the Development Team, Group Executive, Boards and other employees of Connexus/Floreat as required.
  • You are required to work externally with Purchasers, Solicitors, Estate Agents and Valuers, HomeBuy Agents,House Builders and other bodies as required.
  • Reporting to the Senior Manager you will provide valuable direction and management of the sales and marketing on a variety of specific projects including shared ownership and open market properties, to achieve and exceed pre-determined sales targets.
  • You will be required to work collaboratively with the Senior Manager to assist in the delivery of the company’s growth.
  • You will be expected to deliver exceptional customer service in a friendly, approachable manner, be a “team player” but also have ambition and enthusiasm.
  • Promote and manage sales and marketing on a variety of specific projects including open market sales (including Radbrook Village) and shared ownership sales on behalf of Floreat Homes and Connexus with maximum professionalism.
  • Take responsibility for marketing functions on your sales project including management of social media, inputting ideas and giving feedback to the marketing team to respond to the scheme’s sales audience.

 

  • Increase sales of open market and shared ownership homes through exceptional customer service, building, using and maintaining relationships with buyers and professional contacts. 
  • Tender and appoint valuers, estate agents and legal services as required in line with the Group’s Standing Orders.
  • Be responsible for maintaining accurate and coherent up to date sale files for each property transaction in accordance with Data Protection Law. Following at all times the Group’s relevant procedures.
  • To report, as they arise, any changes in funding conditions including standard lease documents to the Sales and Marketing Manager and Head of Development.  To implement any associated changes in working practices / procedures in a timely manner.
  • To ensure compliance with any Planning / S106 conditions or requirements and interim planning guidance in respect of all transactions undertaken on behalf of Connexus/ Floreat.  Also to ensure compliance with the Council’s Allocations policy and any local lettings plan, (where applicable).
  • To ensure compliance with HCA or other funding requirements and if necessary obtain waivers in respect of the Group’s sites/transactions on each plot sale file.
  • To assist the Senior Manager or Land Manager on the assessment and demand for site appraisals, comparable price evidence, product mix, demand and identification of local agents.
  • Have a thorough understanding of customer and competitor intelligence by undertaking market research and analysis.
  • Visit or arrange visits to stock properties to check cleanliness and arrange maintenance as necessary.  
  • To assist in the development of after sales customer care programme in order to improve quality and brand reputation.
  • Assist/input into sales and marketing incentives.
  • Provide accurate and up to date sales status reports to the Senior Manager outlining the latest position in respect to new homes sales and marketing.
  • Stay abreast of new homes sales and specification locally and nationally. Assist in the development of specification and finishes and keep under constant review informing as necessary.
  • Work closely with the build team to understand the construction programme and phasing and any impact of sales on the programme or delays and keep the customer informed at all times.
  • Understand the culture and values of the Group and present, at all times, Floreat as a market leader with exceptional customer service.
